Representatives from Saxon Partners came to town a few weeks ago to discuss with the affordable housing committee conceptual plans to build up to 900 units of housing in East Falmouth. They said they would build the development in three phases, with 300 units built in each phase. Three hundred units alone would have been an eyebrow-raiser, but 900 is almost inconceivable in Falmouth.
Years ago, a development group threatened to file plans for a 175-unit Chapter 40B development out by Ballymeade. That was considered huge, but it never happened. Lyberty Green, which is slated for East Main Street, is only 104 but seems enormous in relation to the 2.4-acre property. Neither of those developers came to talk to Falmouth officials that we know of.
Saxon Partners appears to be cut from a different cloth. Dave Calhoun, director of acquisition for the company, seemed open and forthright when an Enterprise reporter got him on the phone.
Members of the development company, he said, had spoken to wastewater superintendent Amy Lowell about how best to manage wastewater. Mr. Calhoun told our reporter that the hope is to come up with a solution that provides a service to Falmouth as well as serves the development.
Maybe Mr. Calhoun is offering false reassurances, but it doesn’t seem likely. It seems Saxon Partners is ready and willing to talk.
Has the town manager thought of sitting down with them? Has a select board member thought about it? Has anyone thought about what a delegation from the town, including the town planner, might accomplish by sitting down with them?
There is a lot to consider with a plan that ambitious. Falmouth town officials might help steer the development in ways more beneficial to the town than the company partners might think of. They might be receptive.
At any rate, it would not hurt.
